Utah- Emergency Assistance Homeless Prevention

Policy Effective Date: January 1, 2008

Emergency Assistance - Homeless Prevention Program (EA) provides immediate short term help for destitute families to remedy or prevent homelessness.

Tip/Hint/Instruction

Services provided include:

Rent, deposits, mortgage, utility payments

Referral to legal services to avoid eviction

Counseling in basic planning and family budgeting

Advocacy referral needed to resolve problems with landlords and mortgage companies

Payments provided will not exceed:

$450 per family for one month’s rent

$700 per family for one month’s mortgage payment

$300 per family for utility programs

The family must meet ALL eight of the following program eligibility requirements to be eligible:

   1.

      The family must be homeless, facing eviction, foreclosure, utility shutoff, or in need of utilities, because of past due payments that resulted from a crisis beyond the control of the family.
          *

            A written statement from the landlord that the household is in danger of eviction, or that eviction procedures are expected to begin, can be accepted as evidence the household is facing eviction. The statement must be signed and dated by the landlord and must contain enough information to determine if an issuance of emergency assistance will prevent eviction.
   2.

      The family must be able to secure housing, utilities, or be able to prevent the eviction, foreclosure, or utility shutoff, with a one time rent, deposit, mortgage, or utility payment.
   3.

      The family must demonstrate how it will resolve past due payments and pay future months' rent, mortgage, or utility payments after resolution of the crisis.
   4.

      The family must have exhausted all other resources first.
          *

            The family is not required to provide written verification that other resources have been exhausted unless there is reason to question the customer statement or there is a question regarding a specific resource.
   5.

      The value of the household's assets cannot exceed $2000.00.  Countable assets are those immediately available to the family members.
   6.

      The gross income available to the household cannot exceed 185% of the Standard Needs Budget (SNB), based on the household's size. See Table 1 for income amounts that are 185% of the SNB.
   7.

      This is a time limited program.  See section 285.
   8.

      The household must have an eligible dependent child.  See section 228 for information on household composition for EA.

Hello, My name is Allicia. I'm a single mother and disabled veteran. Three years ago I lost the use of my right arm and Lost partial use of my left arm. Several attempts to repair my shoulders by the VA medical center have resulted in more damage leaving me unable to work.

I have worked very hard at maintaining a life for my three daughters through out.  My sudden disability has definately caused a hardship on them and my entire family. They have all done great at helping where they could.

Unfortunately my house payment of fell behind two months during the time that I was waiting for my disability rating from the VA. I am able to pay the payment every month and have managed to get most of my bills current except the two payments on my house.

I recently modified my loan and dont qulify for anther modification.  Now that I am on a fixed income increasing the payment to eventually get caught up is not in my budget. The value of my home has decreased so much that i'm only about $1000 away from being upside down. 

I purchased my home in 2003 for $130K.  In 2006 it was appraised for $201K.  I totally remodeled the house in 2006 and today I owe $146K and it appraises for approx $147. 

My home is all that I have for my children.  I dont want to lose it.  My new fixed income allows for the payment but not the arrears.  My monthly payment is $965.  I owe about $1900 for two monthly payments.

My name is Darlene and I am currently unemployed and have been since June of last year. I am trying to raise 3 of my grandchildren. I am currently 45 days behind on my mortgage. I have been trying so hard to keep up with my mortgage because the only place I have to live is here. I need to hold on because I do have my grandkids to think of. If it was only me then I would not worry so much, but I do not want them to be living on the streets. They are 10,9, and 7. I need help from somewhere just to at least catch up what is behind. That is 756.00. So if anyone out there can tell me where to go that I have not already tried, I would greatly appreciate it. I cannot afford to lose this house. It is not the greatest in the world cause there are so many things that need to be repaired but it is all I have. Thank you for reading my post and May God Bless Everyone.

Lower Your Mortgage Interest Rate - How big of a difference does it really make?

Most of you that have a mortgage are not aware of how much dropping your interest rate can truelly save you.  I would like to share some information with you guys that shows you just how much lowering your interest rate can truely save you. To do this I am going to use a base loan amount of 150,000.00 and a starting interest rate of 6.5% and a term of 30 years.  For this senerio your mortgage payment (just your principal and interest, do not compare with taxes and insurance because those are the same where ever you go) would be 948.10.  I am going to show you how much your payment would drop by lowering your interest rate in intervals of a quarter percent.  Most people beleive that you should only refinance if you can lower your interest a full percent but this is not usually the case.

Starting Payment 948.10 

6.25% - 923.58

6.00% - 899.32

5.75% - 875.36

5.50% - 851.68

5.25% - 828.30

5.00% - 805.23

LOOK AT THE DIFFERENCE! The difference is huge!  If you think about savings in a hole you are saving almost 20 each time you lower your rate by a quarter of a percent, now this might now seem like a lot but....what if you multiple 20 by 360 (the number of months a normal 30 year mortgage is) that's 7,200! just for a 20 difference.

So here is the best part about refinancing.  Let's say that you started with 150,000 for your loan amount but sense you started your loan you have paid it down 10,000.00 so you owe 140,000.00 with an original interest rate of 6.5%. Now let's see how much of a payment difference each of the above interest rates makes.

6.25% - 862.00

6.00% - 839.37

5.75% - 817.00

5.50% - 751.55

5.25% - 773.08

5.00% - 751.55

So let's see if I can help this make sense.  In the first examples of payments I showed you how much lowering your interest rate by .25% could change your mortgage payments.  In the second examples I showed you how much lowering your loan amount by 10K and your interest rate by .25% each time could do.  To sum this up, you can safely estimate that for every 10K you lower your loan amount by you are saving $61.58.  With this you can make a guess as to how much you will save just by how much you've paid off your loan sense you started it.  10K - 61.58, 20K 123.16, 30K 184.74, and so on. 

So really quick, and then I'll be done, let's say that you started with 150,000 and you've paid off your loan to 140,000 and you decide to refinance and at the time you can get it to 5.5%.  You're original payment was 948.10.  Your new payment will be, roughly, 751.55 for a total savings of 196.55!  But, it's going to cost around 3,000 to do the refinance (mind you that you can add this into your total loan amount, thus not having anything out of pocket).  Does this refinance still make sense?  The answer, YES! If you figure you are saving 196.55 each payment and it's costing you 3,000 to do that; if you divide 3000 by 196.55 it equals 15.26 this means that in just under 16 months you will actually save up the 3,000 that it cost, from month 16 on up for the next 344 months you will be saving 196.55 each month for a grand total savings of........67,613.20!!!!!

 

This is why I love my job!  To be able to save someone that much money is amazing!

So I guess this is where I try to make all you interested in me!  Well that is normally easy for me to do because I never Shut Up and everyone knows everything about me after they meet me.  Well first off I am a mother and love it!  I have two beautiful kids and a pretty ok husband that drives me crazy most of the time, but you still gotta love him.  I work for a highly repitable mortgage company, you can see my web page by clicking on the link.  I love family work and play.  The most rewarding part of my job is the fact that I get to help people buy their first home or help someone get out of trouble with their current mortgage.  We each get to help eachother out.

In need of Mortgage Help?

I have come across two programs that are HONEST that can help those in need with mortgage help.  In fact one of them is helping me save my own house. I happen to be using the first program and going through my own mortgage company to do so.

My suggestion would be to first contact them and ask them if there are any new programs that can help you save your house.  My mortgage company said that this program (makign home affordable) wasn't available until May 1 so one never knows until they ask.  I wish each and every one of you the best of luck.

Today's Topic of Help = Mortgages

For all of you who are having a crisis with mortgages and cannot afford your house or are afraid of losing your house....here may be a solution!

I contacted my mortgage company many times and finally found someone there recently that gave me a break. Apparently President Obama has put through this new plan that started at the beginning of May called "Making Homes Affordable" (according to the paperwork I got from my mtg company).

Call your mtg company TODAY if you are in trouble and ask them about this plan!!!!!!!!!!!!

The government is trying to allow us to keep our houses. It cut my mtg payment into 1/3 and it created an escrow account for me when I didn't have one. Not too bad for someone who went from working full time to now only having income from unemployment.

If you run into issues with your mtg co, the governmental agency's phone number is 877-SIG-2009. (I would only try that as a last resort though.)

I am in dire straits. My S.O. and I are 50 [ish] living in the second home we purchased, sold the first in 2003 moved from MA to NC and bought our 2nd home. We've been together for 23 years.

Due to a series of unforeseen events [his Mom's death, my cancer, my disability [cannot walk], unemployment for the past 15 months...] over the past 5 years, we are now in jeopardy of foreclosure. So  what do we do? Even after being exemplary customers with perfect credit, never missing a payment, NEVER being LATE on a payment, there is little loyalty being offered from our mortgage lender. They are circling like vultures just waiting for the day that we can no longer juggle credit cards to make mortgage payments. Foreclosure is literally right around the corner.

Right now our only income comes from an adoption subsidy [less than $1,000 per month] I have applied for [AND BEEN DENIED] supplemental security income FIVE [5] TIMES since 1995. Apparently I am not disabled enough, even though I cannot walk and use a power chair. I have actually hired a disability advocate to fight SSA on my behalf to get approved for benefits. And that's not even $1,000 a month, but it would help us out. And that process could take months before we have a decision.

So? What do we do? Where is the money available to bail us out? I don't want a corporate jet or a fancy vacation, I just want to be able to afford to continue living in the home we have made long enough to see our youngest daughter graduate from High School in June and head off to college in August/September. Then S.O. and I can make a re-assessment and figure out what our next step will be.

Before anyone suggests selling our home, it's been on the market since October 2007. It is a fairly priced 3 bed/2 bath patio home with attached 2 car garage and large fenced yard for $167,500

Truth be told, we like the idea of becoming NOMADS. We'd like to buy a moderately priced motor home and travel around the USA. Visiting friends and family along the way. There is a lot to see in this beautiful country of ours. Just us and our little dog, free to travel where ever we choose.

But back to THE NOW! Any suggestions from anyone? I am not interested in BS schemes that will make YOU money. I don't have any money to spare. So please, only serious responses.  THANKS

Hi my name is Jay.  I am in need of $8000.00 by January 28,2009.  The money is to pay my past due mortgage.  Back in 2006 I filed for a chapter 13 to help protect my home and to eliminate some other bills.  The chapter 13 did not lower my out of pocket expences, it only did more damage to me.

I have a wife and 2 sons, if we lose this house we have no where to go.  Back in July of this year I was hurt at work, and my employer Chastain Chem Dry felt it was in their best intrest not to hire me back.

So I only receive the little money from un employment, which is not enough to live on.  If you can help please help us.

My Name is Julie. I am 42 married woman with 2 sons. My husband works hard for the pay he recieves and lately it isn't going around like it use to.  Anyway, I love to sing, do crafts and just generally be around my family.  I have 2 sons.One is a senior and the other is a sophomore in High school.  H I have been searching for help every where that I could think of. I think everyone or mostly everyone is feeling a little tighter than normal this year.   They both have medical problems. The youngest has Leukemia. He has been in remission 2 times. He is going to the doctor for some bloodwork as they are concerned again that he isn't feeling well. The other has spinal colum problems along with some heart problems. I have tried several times to get a job that would allow me to work in the evenings when my husband is at home but it just doesn't seem to be for right now.  I am a strong woman when I need to be. And I can protect my own when faced with that decision. But right now I feel like a whipped puppy. I am tired. We have struggled and struggled for so long. I am searching for help.  Please if you can help us we would be so honored and appreciative. We need gift cards for food and gas. Also we are looking for help with our mortgage payments and Christmas.

HELP PLEASE I don't want to loose my house

I need help! I am 31 and a college student! I have been looking for a full time job but have not found one yet. I was told last night that I need $630 to pay the mortgage or the house is in forclosure. I have 4 dogs and I help people out by giving them a roof over their head and sometimes food in their stomache. Going down for the last time...

All we need is a hand up....I lost my job about three months ago and my husband is pulling all the weight, and it is a lot.  He needs a truck loan but at this point we just need to catch up our mortgage.  Things have been bad for awhile and we are trying to fix our credit with a debt settlement company but at the moment we are in trouble.  Can anyone please help us?  My husband drives 18 wheeelers and if he could get another truck we could pull our selves out of this muck.
